MEP quantity take-off
Measured quantities and Bills of Quantities for mechanical, electrical, plumbing, fire protection and ICT services — from 2D layouts, schematics and Revit models.

Overview
On many buildings, mechanical, electrical and plumbing (MEP) services make up a large share of the construction cost, and they are some of the hardest packages to measure. Long runs of pipework, ductwork and cabling, thousands of fittings, and equipment schedules spread across many drawings make errors easy.
Our quantity surveyors measure MEP services systematically, system by system and floor by floor, and link every quantity to marked-up drawings so engineers and estimators can check it.
Deliverables
- 01
Mechanical and HVAC
Ductwork by size and material, insulation, grilles and diffusers, chilled water and refrigerant pipework, air handling units, fan coil units and plant.
- 02
Plumbing and drainage
Water supply and drainage pipework, fittings, sanitary fixtures, pumps, tanks and water heaters.
- 03
Fire protection
Sprinkler and hose reel pipework, sprinkler heads, fire pumps and fire alarm devices.
- 04
Electrical
Cable containment, cables, distribution boards, lighting, small power, earthing and lightning protection.
- 05
ICT and security systems
Structured cabling and containment, CCTV, access control and other low-current systems.
- 06
Equipment schedules
Plant and equipment taken from schedules and checked against the layouts.
We measure from PDF and DWG layouts and schematics, and from Revit models when they are available. Model quantities are checked against the drawings and specifications, because models are not always complete or modelled to the level of detail a BoQ needs.
MEP BoQs are measured to the method your project uses — commonly NRM 2 or POMI — and arranged by system, floor or zone to suit how the work will be tendered and installed. For contractors, we also split quantities into subcontract packages.
- Tender BoQs for consultants and developers
- Subcontract MEP packages for main contractors
- Quantity checks of MEP subcontractor quotations
- Re-measurement after design changes
How we work
- 01
Send your drawings
Share PDF, DWG or Revit files with the specifications, and tell us the measurement standard and BoQ format you need.
- 02
Scope, timeline and quote
We confirm exactly what is included, the deliverables and a delivery date before any work starts.
- 03
Measure and check
Graduate quantity surveyors measure the work, then a second surveyor checks quantities and descriptions against the drawings.
- 04
Deliver and support
You receive editable Excel and PDF files, take-off sheets and marked-up drawings, and we answer queries and revisions.
Standards: NRM 01 · NRM 02 · SMM 7 · QSMM · POMI · CESMM 3 · CESMM 4 · SLS 573
FAQ
Can you measure MEP from schematic drawings only?
Schematics do not show routes and lengths. We count equipment and devices from schematics and schedules, and measure pipework, ductwork and cabling from layout drawings. Where layouts are not ready, we state our assumptions or use provisional quantities.
Do you take quantities from Revit MEP models?
Yes. We use model quantities where they are reliable and check them against the drawings and specifications before they go into the BoQ.
Can you prepare subcontract packages for contractors?
Yes. We split MEP quantities into packages — for example HVAC, plumbing, fire protection and electrical — so you can get comparable quotations.
