Residential tower with planted balconies by the sea

Overview

Dubai’s construction market combines high-rise residential and hotel towers, master-planned communities, villas, retail and logistics — often on tight programmes, with designs that keep developing during tender.

We support Dubai developers, cost consultants and contractors with take-offs, BoQs and tender documents prepared remotely. Our UAE contact keeps communication simple, and our working day overlaps with yours.

Most building projects in Dubai are approved by Dubai Municipality, while some free zones have their own authorities, such as Trakhees. New buildings must also meet Dubai’s green building regulations under the Al Sa’fat rating system.

We keep authority-related and sustainability items clearly described in the BoQ, so tenderers price them properly and nothing is left to a later variation.

High-rise projects need careful measurement of typical floors, façades and vertical MEP services. Communities and villa projects need many house types, infrastructure and landscape measured consistently. We set up take-offs so typical floors and house types are measured once and multiplied correctly, with every variation recorded.

  • Residential and hotel towers
  • Villa and townhouse communities
  • Retail, office and mixed-use buildings
  • Warehouses and logistics facilities
  • Infrastructure, landscape and irrigation packages

Which measurement standard is used in Dubai?

Building BoQs in Dubai are commonly measured to POMI or NRM 2, and infrastructure to CESMM. We follow the method in your tender documents.
